Sierra Vista continues to offer affordable housing compared to many other parts of Arizona and the United States.
In 2010, the median home price was $189,914. A site-built home in the city averaged about $194,463. A single-family site-built home in the Sierra Vista area sold at 95.8 percent of the asking price.
In 2010, the countywide median home price fell by 8.3 percent. In the Sierra Vista area, the decline was considerably milder at 1.3 percent. From 2007 to 2010, the countywide median home price fell by 16.1 percent, while the decline in the Sierra Vista area was 10.6 percent.
According to the ACCRA Cost of Living Index, housing costs in Cochise County, which include home prices, mortgage rates and rental rates, were 5.4 percent below the national average in 2007. This rose to 3.1 percent above the national average in 2008 and 4.1 percent above the average in 2009. In 2010, local housing costs dropped to 0.6 percent below the national average.
Based on its estimated population size of 45,098, which includes Fort Huachuca, Sierra Vista ranks as the 17th largest incorporated sub-county area of 88 in the state, and, in 2007, was the 49th fastest-growing.
The city continues to attract both families and retirees to the area, many of them military veterans who are drawn by the temperate climate, the stunning scenery, the recreational facilities and the cost of living, which remains below that of Tucson and Phoenix.
In recognizing the continued growth of Sierra Vista, the city has made a number of infrastructure improvements, which include a new Centennial Pavilion in Veterans Memorial Park, a new city park, the expansion of the police station and specialized parks for skateboards and Frisbee golf.
