Neighborhoods in El Monte and South El Monte offer quality housing developments that feature thoughtfully-planned architectural designs, high-quality materials and enhanced landscaping. Homescapes are well maintained and display the pride residents take in these outstanding communities.

Promoting affordable homeownership in the city is vital in maintaining the quality of life. Homebuyer Assistance Programs are available through the city to eligible households.

One hundred and ten new senior housing units are being built on Valley Boulevard, just a short distance from the Valley Mall shopping area. Additionally, 46 new transportation-oriented homes have been built near the Trolley Station and MetroLink stop, enabling new residents to get along in daily living without the use of a car. An additional 35 new homes in Vista Del Valle have been built just outside the downtown corridor, enabling the residents to walk to the many shopping and restaurant facilities. Nearby are 100 new housing units on Valley Boulevard that feature mixed-use affordable senior housing, coupled with an adult day care center centrally located in the facility. Not far from this development will be 20 new single-family homes at Tyler and Brockway, also a short distance from the downtown shopping district.

As the famous saying goes, “There’s no place like home." The city of South El Monte understands that it is more than a city to its 22,500 residents; it’s their home. For that reason, the city of South El Monte is committed to developing quality housing, promoting homeownership and revitalizing neighborhoods, and has provided programs such as Affordable Housing, First Time Home Buyer and Home Rehabilitation Loans to fulfill that objective.

Throughout the city there are neighborhoods that have been revamped thanks to the development of new housing. Most recently the new housing developments include the Mixed-Use Senior Housing Development and the South El Monte Villas.

The Mixed-Used Senior Housing, located at Michael Hunt Drive and Peck Road, is a four-story Mission architectural design building with 72 senior housing apartments and 17, 000 square feet of retail space. Seniors are enjoying the many amenities this development has to offer, which include spacious apartments, central air conditioning and heating, a courtyard, an all-purpose community center and laundry facilities. Fifty-six out of the 72 units were designated as affordable housing for low-to-moderate income residents.

The South El Monte Villas is a charming 2.5-acre community of 30 two-story Spanish style condominiums on Cogswell Road. The homes are beautifully designed with three floor plans. Each home ranges from 1,417 to 1,679 square feet with three bedrooms, 2.5 baths, attached two-car garages and other amenities. The Villa community also features a tot-lot children’s corner and a picnic area. Affordable Housing was made possible for 24 of the 30 homes through the city’s First Time Home Buyer Program.

The First Time Homebuyer Program, Home Rehabilitation Loans and the opportunity for developers to build affordable housing have assisted the increase of property values that South El Monte has realized during the last few years.
