Existing single-family home prices in Indian Wells range from a half million dollars to well into the millions. The Indian Wells home market encompasses both contemporary and traditional housing styles, with many properties offering scenic views of the desert, golf courses and the beautiful Santa Rosa mountain range. The community also has a number of condominium properties.

New housing developments in the early 2000s helped drive up the price of homes throughout the Coachella Valley. During that time, according to city figures, the assessed valuation of Indian Wells real estate reached more than $3.1 billion, a jump of more than one hundred percent from 1990. The current economy has affected real estate values nationwide but Indian Wells has been less affected by the current market than most American cities.

The 5,200 residents of Indian Wells share some 15 square miles of soil. Each winter, they are joined by as many as 6,000 part-time residents who spend three to six months in the community. The permanent resident figure has jumped 36.3 percent* since the 2000 Census. Indian Wells, in fact, experienced the same population growth as other cities in the Coachella Valley and Riverside County. The cost of living index for Indian Wells is at 186 percent of the national index.

Other census data shows that the median family income is nearly $126,650, one of the highest figures for any Riverside County community. The average age of residents is 63.4 years and nearly 40 percent of the town’s residents have a college degree.

Southern California Edison provides electricity in the western region of Coachella Valley, while the Imperial Irrigation District does the same in the eastern region. Natural gas is provided by Southern California Gas Company. Water for local residences is provided by the Coachella Valley Water District. Meanwhile, Burrtec Waste and Recycling handles residential trash pickup and recycling throughout most of the Coachella Valley.

Along with the year-round recreational activities of swimming, golf and tennis that Indian Wells residents have come to expect, residents can take advantage of certain incentives and amenities through the city’s Residential Benefit Program. To receive their Resident ID Card, residents must present proof of home ownership at City Hall. Some of the amenities available include discounts at the Indian Wells Golf Resort, BNP Paribas Open and all four Indian Wells hotel properties. The city and its partners also host several exclusive resident events throughout the year including Coffee and Conversation, Patio Parties, summer socials and annual State of the City evening. Residents are also able to take advantage of the IW Club, Satellite Library, Community Garden, extensive GO GREEN sustainability program, Housing Stimulus Plan and top-rated medical and academic institutions.
