Being a homeowner in Rancho Mirage has many advantages.

Property values tend to be higher than in most of the other valley cities, partly because of the city’s central location and because the minimum lot size to build a house upon is larger than the other valley cities.

The Chamber of Commerce once marketed Rancho Mirage as “Palm Springs favorite suburb.” It sounds rather hokey now, as Rancho Mirage has well come into her own and doesn’t need to be a suburb of any city.

Mira Vista — Bounded by DaVall Drive on west; Los Alamos on east; Ramon on north. Comprised of Mira Vista Development. Gated Entry.

Mountain View — Bounded by Dinah Shore on north; Gerald Ford on south; Plumley Road on west. Includes Mountain View Villas, Rancho Mirage Resort, Villa Mirage and Mission Shores developments.

Palm Valley — Bounded by Dinah Shore on north; Gerald Ford on south; DaVall on east. Includes Santo Tomas, St. Augustine and Vista Mirage developments. All Gated.

Versailles — Bounded by Gerald Ford on south; Monterey on east. Nearly all of the southeast quarter of Section 30. Comprised of Regency Homes’ Versailles Development.

Mission DaVall — Bounded by Gerald Ford on north; Presidential Estates on east; Sunny Lane on south; Cathedral City border on west. Includes Mission Pointe, Presidential Estates, Viento, Rancho Mirage Estates north and south, and Casas de Seville. All Gated.

Sunny Lanes — Bounded by DaVall Drive on east; Gerald Ford on north. Includes ungated Tamarisk neighborhood, Palm Court., Los Pueblos area, Sterling Cove, Cypress Estates and The Colony Mobile home community.

• Los Alamos — Bounded by Gerald Ford on north; Tamarisk Country Club on south; Annenberg Estate on east; Los Alamos Road on west. Includes La Toscana, San Marino, Los Altos, Big Sioux, Artisan, La Residence and Em Mirage developments. All Gated.

Small Mountain — Bounded by Highway 111 on south; Peterson Road on north and east; Frank Sinatra on west. Includes Small Mountain, Mesquite Ridge, (gated) Rancho Mirage Mobile Home Community, and Desert Braemar developments (gated).

Peterson Ranch — Includes Thunder Road and Las Colinas apartments (gated) (southeast side of Highway 111), Rancho Mirage Mobile Village, Blue Skies Village (gated), Santa Rosa Villas, Rancho Palms Mobile Home Park, and the Peterson Road neighborhood.

Waterford — Bounded by Frank Sinatra on north; Springs Country Club on south; Morningside Drive on west; Desert Island Country Club on east. Comprised of the gated Waterford development.

Morningside — Bounded by Frank Sinatra on north; Country Club Drive on south; Morningside Drive on east; Whitewater River Channel on west. Includes Morningside Country Club and Veneto and Thunderbird North developments.

Springs — Bounded by Country Club Drive on south; Desert Island Country Club and Waterford on north; Morningside Drive on west; Bob Hope Drive on east. Includes Springs Country Club and Keenen/Kersten neighborhood.

Desert Island — Bounded by Frank Sinatra Drive on north; Springs Country Club on south and west; Bob Hope Drive on east. Includes Desert Island Country Club. Vilaggio on Frank Sinatra and Von Dehn Road.

Monterey Park — Bounded by Key Largo on west; Monterey on east; Dinah Shore on north. Currently no housing developments, includes Monterey Marketplace Shopping Center.

Cielo Vista — Bounded by Frank Sinatra on north; Country Club Drive on south; Monterrey Drive on east; Rancho Mirage Country Club and Eisenhower Medical Campus on west. Vista Dunes Road and Vista del Sol Road are main streets. Besides Vista Dunes area, includes Cielo Vista, Carrera and Porto Cielo developments.

Thunderbird — Bounded by Santa Rosa Mountains on south; Country Club Drive on west. Includes Thunderbird Country Club, Thunderbird East, Thunderbird Heights, Thunderbird Palms, Thunderbird Cove, Thunderbird Terrace and Thunderbird Villas.

Sunrise — Bounded by Country Club Drive on north; Bob Hope Drive on east; Whitewater channel on south; Thunderbird Country Club on west. Includes Sunrise Country Club, Country Club Estates, Park Mirage and Tierra del Sol developments.

Ike’s Park — Bounded by Bob Hope Drive on west; Vista del Sol on east; Clancy Lane development on south; Rancho Mirage Country Club on north. Named for its proximity to Eisenhower Medical Center, the neighborhood includes Wilshire Palms, Ivy League Estates and Mirage Estates developments.

Riverwest — Riverwest is the neighborhood just west of the River at Rancho Mirage. Includes Parkview Villas (gated), Desert Village (gated), and all streets off San Jacinto Drive.

Magnesia Falls Cove — Bounded by Highway 111 on north; Santa Rosa Mountains on south. Includes entire Magnesia Falls Cove, Chalet Palms, Whispering Waters condos (ungated), and Blixseth Estate (gated).

Rancho Las Palmas — Bounded by Bob Hope Drive on west; Whitewater channel on north; Monterey Avenue on east. It encompasses the Rancho Las Palmas Country Club. Rancho Las Palmas Resort faces Bob Hope Drive in neighborhood.

White Sun — Bounded by Parkview Drive on south; Monterey Avenue on east; Rancho Las Palmas Shopping Center on west; Rancho Las Palmas Country Club on north. Includes the White Sun neighborhood, Estates at Rancho Mirage East and West, and Parkview frontage developments.

The Eagle — (Undeveloped) Square mile bounded by Gerald Ford on north; Frank Sinatra on south; Bob Hope on west; Monterey on east. At one time a proposed development.

Hope Valley — Largely undeveloped, this area includes the newly annexed land containing the Agua Caliente Casino • Spa • Resort.
