West Covina’s residential areas are a mixture of single and multi-family structures. While most of the units are single-family homes, there are several apartment, condominium, and townhome developments in the area. As of the 2000 census, 31,411 housing units were occupied. Also, the median asking price of homes in West Covina was $246,000, and the state average asking price for that same time period was $151,900. In 2004, the median price of a home in West Covina rose to $370,000. It is estimated that the current average is around $450,000.


Neighborhoods in West Covina are well-maintained and generally middle class. Most of the city’s houses were built between 1940 and 1989, corresponding with rapid population growth. Most of the land in the area has been developed, slowing the building of new homes. As a result, the city plans to improve certain residential areas over the next 10 years by funding housing redevelopment. The increasing percentage of seniors in West Covina is encouraging development of residential areas that provide care and independent living for senior citizens. Facilities such as Bridgecreek Retirement Residence, Heritage Park Senior Apartments, and Country Villa West Covina are perfectly suited to provide comfort-able living for seniors. The city of West Covina also gives time and attention to these residents through the Senior Center and the Senior Citizen’s Commission. The mission of the Senior Center is to provide specialized services and programs that meet the changing needs of this group.
