

Commercial and industrial developed land comprises one-third of Bloomingdale’s total assessed value. For retail merchants and service providers seeking profitable new outlets, Bloomingdale’s population of highly active, community-minded professionals make it a prime marketplace. The Village derives approximately 65 percent of its general fund revenues from sales tax. Due to the tremendous sales tax receipts, Bloomingdale’s low real estate tax rate (one of the lowest in DuPage County) is also appealing to business owners.
BUSINESS PARKS
SOUTH OF ARMY TRAIL ROAD
Venture/Schmale Redevelopment Area: This district was established in November of 1997 pursuant to the powers of the Village of Bloomingdale under the Illinois Jobs Recovery Law, based upon the Illinois Tax Increment Allocation Redevelopment Act. This TIF District is comprised of three parcels and is located on the south/southwest side of the Village. The TIF District contains approximately 70 acres, and is generally bounded by the Illinois Central Railroad right of way on the north, Schmale Road on the east, and the Village of Carol Stream municipal boundaries on the west and on the south. It is more popularly known as the Klein Creek Industrial Park, and is home to Klein Creek Integrated, DuPage Machine Products and F.I.C. America, with about 580,000 square feet of space.
Bloomingdale Business Center:
Bloomingdale Business Center is comprised of over 16 acres of land located just north of the Venture Schmale Redevelopment area. It is completely developed with two businesses, Pickens-Kane and Elite Manufacturing, housing over 245,000 square feet.
Now Natural Foods and Bi-Link:
This area contains 16.5 acres and is located on the far southeast corner of the Village. Nearly 300,000 square feet of commercial office and distribution space is contained in two buildings on this site.
WEST OF GARY
Covington Corporate Center:
Located on a 16-acre campus-like setting, the Covington Corporate Center is a business park that is designed to house light industry as well as research and support service business. Approximately 120 acres are fully developed and represent 700,000 square feet occupied by 21 companies. Major companies located in the business park include Square D, Transmissions Systems, Thomas Interior Systems, Grohe America, and Hager, Inc. The most recent addition is Roman, Inc. a supplier of religious and holiday oriented decorative items to major retailers around the country.
ProLogis Park:
Located along the north side of Army Trail Road at the intersection with Madsen Drive, extending north to the Illinois Central Railroad tracks, about 58 acres has been completely developed. The Costco and Staples retail operations have been previously discussed. Major business park users include Cannon Products and Service, Scholastic Books, Tom’s Price Furniture, which also operates a 12,000 square foot outlet store at the site, and Diamond Marketing Solutions.
Bloomingdale Corporate Center:
North of ProLogis Park, extending eastward to Covington Drive, lies the Bloomingdale Corporate Center, containing about 50 acres. Envision Graphics, with about 50,000 square feet, opened in 2005. The developer of the park, IDI, has presently proposed three speculative office/warehouse/distribution buildings with a total of 135,000 square feet, currently under review by the Village.
OFFICE DEVELOPMENTS
LAKE STREET CORRIDOR
Northwest Side, near its intersection with Bloomingdale Road, in the heart of the Village’s Old Town Preservation District, two office buildings have been completed. Dr. Carioscia’s 4,300 square foot medical building, and Century 21’s 5,200 square foot office building. Southwest Side, Ryndak Physical Therapy and Nuccio Optometrist’s 3,800 square foot office/retail building is under construction.
Farther west, just east of Springfield Drive; Midwest Bank’s 12,000 square foot walk-in retail facility, and several professional offices were recently completed.
Rosedale Intersection was annexed to the Village in 2006. This area was redeveloped into the 14,000 square foot Old Town Bank and Trust retail banking in a two-story building which complements the Village’s Old Town architectural theme. Alden Realty recently completed 83 units of apartment homes for seniors, which are located across the street from the bank. Both of these developments, part of the Westgate Tax Increment Financing District, provide a substantial improvement to the streetscape at that portion of Lake Street.
BLOOMINGDALE ROAD
South of Schick Road, several buildings are nearing completion: Amvest Development, two 10,000 square foot office condominiums, and Kirkby-Phelan 14,000 square foot Professional Building.
BLOOMINGDALE CHAMBER OF COMMERCE
The Bloomingdale Chamber of Commerce works with and for the village’s businesses in many areas, continually working hard to promote its member businesses and promote business in general within the village.
In addition, the Chamber offers its member many varying benefits, including referrals, web presence, advertising opportunities, and through Business After Hours events, which are scheduled the third Thursday of the month.
Several committees are formed by Chamber members to plan and carry out events such as the Annual Holiday & Awards Luncheon, Golf Outing and Awards Selection Committee, among others. At the Holiday & Awards Luncheon committee, the new Executive Board for the upcoming year is introduced, and Chamber members are recognized before their peers for any accomplishments over the course of the previous year. The Golf Outing, which occurs annually in August, requires a lot of planning. Everything from designing invitations to purchasing the prizes must be done. The Awards Selection Committee is comprised of former Chamber presidents and award winners. They are in charge of choosing the deserving winners of the awards, which are presented at the Annual Holiday & Awards Luncheon.
