The entire New Hampshire Seacoast area economy is closely tied to the greater Boston economy. In spite of this influence, there are several factors that allow the Rochester economy some independence; the most important is our land resource. Rochester encompasses approximately 46 square miles, much of which is served by city infrastructure.
A second factor is the large amount of land zoned for commercial and industrial use. An abundance of supply helps to keep land costs competitive. A third factor is the diversity of businesses located here. While the largest manufacturing employer is high tech, the balance of our large employers represent a wide variety of service and manufacturing disciplines. A fourth important factor is that almost 1/3 of Rochester’s work force travels more than 30 minutes to work.
This professional and highly skilled component of our workforce will not show up in the unemployment statistics, but they represent a very important resource to Rochester businesses. A fifth important factor is Rochester’s business and people-friendly climate.
Industrial Parks
Granite State Business Park
Granite State Business Park is a 150-acre, high-quality multi-use industrial and commercial complex offering affordable and plentiful buildable land. This new industrial park, on the southeasterly side of Rochester, houses Albany International Techniweave, a manufacturer of specialty fibers used in aerospace and other technical applications and Rand Whitney, a manufacturer of corrugated containers. The park has rail access from the New Hampshire Northcoast rail line on the east and has airport access from Skyhaven Airport on the west.
New Hampshire Northcoast Industrial Park
The New Hampshire Northcoast Industrial Park is bisected by the New Hampshire Northcoast rail line on the north side of Rochester. This park houses a major propane fuel farm and a business providing a large variety of landscaping materials. The park is very isolated and, with its rail access, provides an ideal location for heavier industrial uses.
Nadeau Drive Industrial Park
The Nadeau Drive Industrial Park, one of Rochester’s first, is located in Gonic, a village in southwestern Rochester. Current tenants include Liberty Research, a machine tool facility; Textile Tapes, manufacturer of shoelaces and specialty tapes; and Spaulding Composites, manufacturer of insulation tubing.
Ten Rod Road Industrial Park
The Ten Rod Road Industrial Park is located adjacent to the Spaulding Turnpike and includes Enterasys, a computer network company, Ashland Electric Products, manufacturer of electric motors, WaterPik Technologies, manufacturer of commercial and residential boilers and the headquarters of Eastern Propane & Oil, one of the top twenty-five propane retailers in the United States.
