graphicA low unemployment rate and a robust economy have contributed to an unprecedented growth in Pickens County's housing industry. Between 1970 and 1990, the number of housing units increased 92 percent, and by 1999 the total number of housing units in the county was approaching 45,000.

The growth has been aided significantly by one of the lowest residential property tax bases in the state and by the ready availability of real estate.

Housing growth within the county's municipalities remains strong, with the cities of Central, Clemson, Easley and Six Mile recording growth rates from 72 to 129 percent over the 20-year period of 1970-90.graphic

Development of upscale communities in formerly rural areas continues at a steady, but controlled pace as portions of the scenic northern portion of the county become more and more accessible to homeowners.

The rental market is also solid, with about 5,000 units available in multi-family complexes (counting only complexes with eight or more units). The occupancy rate for rental units averages better than 95 percent.
