RailPort is a 1,700-acre TXI rail served business park south of Midlothian. The park is centrally located to the Metroplex and is just 24 miles south of Dallas and 27 miles southeast of Fort Worth. DFW International Airport is 35 minutes from the park via SH 360, and Love Field is 30 minutes from the park via U.S. Hwy 67.
Various sized parcels (5-200 acres) are available in RailPort. Currently over 400 acres have been sold to tenants, such as the 850,000-square-foot Toys “R” Us Distribution Center, the 1,350,000-square-foot Target Distribution Center, the 1,650 megawatt Midlothian Energy Limited Partnership power plant (MELP) and the recently announced Eagle Roofing Products manufacturing facility. The mixed-use park is zoned heavy to light industrial and commercial.
RailPort has several competitive advantages. These include freeport tax exemptions from the city of Midlothian and the Midlothian Independent School District. RailPort is ranked in the top 10 percent of the DFW Industrial Parks as having some of the lowest tax rates in the area. Progressive tax abatements and economic development incentives, such as cash forgivable loans, are offered by the city of Midlothian, Ellis County and the Corporation for the Economic Development of Midlothian. Since RailPort is also located in a Tax Increment Reinvestment Zone (TIRZ) and an Enterprise Zone, additional state and local investment incentives are also available.
Class A infrastructure is also in place at RailPort. Dual source gas transmission is available from the TXU Gas Pipeline and the North Texas Pipeline with a capacity of 250,000 MMBtu per day. “True” dual rail service from BNSF and UP is available. Fiber optics from SBC and Charter Communications is already in place. The lighted, concrete road system inside RailPort is 48’ wide with curb and gutter and is engineered for WB-50 tractor-trailers. A 12” loop water distribution system with 300’ fire hydrant spacing is in place. The waste water system is a gravity flow system engineered for industrial processes with 8”-30” lines and includes an underground storm water collection system. RailPort also has fully landscaped medians and right of ways.
Recent improvements include additional interior roads with the assistance of Texas Capital Funds and a grade separation on U. S. Hwy 67 at the entrance of the park to allow for safer traffic flow.
